1. Payment & Booking Terms

  • The booking deposit is payable as per the Fortune Finder Real Estate approved price list, only to Fortune Finder Real Estate LLC.
  • Initial payment (down payment) must be made within 45 calendar days from the date of signing the MOU.
  • The Agreement of Sale will be executed only after full realization of the down payment.
  • For customers availing a bank loan, all relevant documents must be submitted within 30 calendar days from the booking date.
  • For bookings made after project commencement, the terms and conditions applicable at that particular time will prevail.

2. Cancellation & Refund Conditions

Upon cancellation, refund will be processed according to the following terms:

  • At the blocking stage (after receiving the initial amount), a 2% cancellation fee of the total sales price will be charged.
  • If any portion of the total sales amount has been received, 2% of the total sale price will be deducted as cancellation charges.
  • Payments made towards interiors, additions, or modifications will not be refunded.
  • Refund of the balance amount will be made only after the cancelled property is resold and the new buyer’s payment is realized.
  • In exceptional cases, Fortune Finder Real Estate may process the refund within 75 days, subject to management discretion.

3. Transfer of Booking

  • Transfer of the booking to another name after executing the Agreement to Sell will incur a 2% transfer fee based on the total sale price.
  • Assignment/transfer of rights without written approval from Fortune Finder Real Estate is null and void.

4. Delay in Payment

  • Delay in payment of any installment will attract 15% p.a. interest, calculated on the outstanding balance from the due date until realization. Interest will be adjusted before the principal amount.
  • Delay of two or more consecutive installments gives the company full right to:
    • Cancel the Agreement to Sell,
    • Re-allot the unit/property to another buyer,
    • Apply the cancellation policy as stated.

5. Housing Loan Delays

  • If bank loan sanction is delayed beyond 15 days from the booking date, the company may suggest an alternative bank.
  • If the applicant fails to obtain a loan and cannot follow the payment plan, Fortune Finder Real Estate may cancel the booking as per cancellation terms.

6. Company Rights

  • If the applicant wishes to sell the property before project completion, Fortune Finder Real Estate reserves the right of first purchase.
  • The company reserves the right to modify, change, or add terms and conditions at any time without prior notice.
  • The booking is considered valid only after management approval.
  • Any change to the booking form details will incur a charge of AED 1000.
  • Official communication sent from the company’s official email ID is considered legally valid for all purposes.

7. Agreement Supremacy

  • All clauses in the Sales Agreement / MOU signed by the client and Fortune Finder Real Estate authorized signatory will override the terms mentioned here.
  • The transaction is further governed by clauses in the Agreement of Sale upon signing.

8. Booking Errors & Customer Support

  • If booking details do not appear on the screen after payment:
    • Check unit availability,
    • Email your booking history to dubaifortunefinder@gmail.com,
    • Check your email for booking confirmation,
    • Contact Fortune Finder Real Estate before attempting to re-book.

9. Consent for Communication

By submitting any enquiry to Fortune Finder Real Estate, you consent to receive communication from
Fortune Finder Real Estate LLC via:

  • Phone calls
  • WhatsApp & Facebook Messenger
  • SMS
  • Email

These communications may be transactional or promotional in nature.

10. Legal Jurisdiction

  • Any disputes arising from this transaction fall under the jurisdiction of courts in Bangalore.
